FEBRUARY 5, 2007 A certificate of occupancy was issued today. The project is completed. JANUARY 19, 2007 The final details are being completed. This includes installation of grab bars, soap and towel dispensers, and mirrors in the bathrooms. Final inspections are scheduled for Thurs. of next week January 25. At that time it is expected that the contractor will turn over control of the building back to Tiger Baron. Each tenant group must sign a rental agreement before moving back into the building. NOVEMBER 24, 2006 Finish plumbing (installation of fixtures like toilets and water fountains) is being completed. Light switches and outlets are being installed. The final coat of paint is being applied. Tile installation is complete on the top and ground floors and is underway in the basement. We are still awaiting the delivery of the exterior doors. Ceiling tile is currently being installed throughout the building. The kitchen equipment (refrigerator, freezer, range, dish washer, and sinks) will be ordered this week. Measurements for Kitchen and bathroom cabinetry has been verified and they have been ordered. We are still on track for a January 2007 completion. OCTOBER 22, 2006 The window installation is completed. The garage and painting on the second floor is nearing completion. The painters will move to the ground floor, and the rear stairwell stairs are scheduled for installation this week. Electricians are finishing the installation of the new upgraded electrical entrance. Doors on the top and ground floor are installed. Finish carpentry ( molding, base board, and trim) is being completed. The steam boiler is being restarted. The top floor (except for floor covering) should be complete in the next two to three weeks.
JULY 31, 2006 The rough electrical inspection was completed today. Framing inspection is scheduled for this Tuesday. Following inspection the walls can be closed in. Windows are still the stopping point. No new information is available on a window delivery date.
JULY 20, 2006 Drywall is being installed on the walls, the ceiling beam, in the sanctuary, that has rotted from years of exposure to the water from leaks in the roof is being repaired. The new lighting fixtures are on site and are ready to install. All of the pews have been removed and moved to storage and are going to be renovated. The windows have been selected and approved. The Order for the windows has not been placed yet, but after the order is put in, it will take six weeks for delivery. Since so much of the interior and exterior finish work can not be completed until the windows are installed, this is the main critical path activity for completion of the project.
JUNE 16, 2006 Work on the parking lot and new garage construction is progressing, New lighting is being installed around the parking lot. The new lighting booth in the performance area has been constructed. Rough plumbing and electrical is almost complete. After the plumbing and electrical is inspected, the walls will be closed in. The floor in the performance space has been reinforced all around the perimeter. Telephone and data wiring has been installed in each of the offices.
MAY 28, 2006 Framing is almost complete. The plumbing for the six new restrooms and the new electrical wiring for the entire building is well underway. The stage and orchestra pit have been constructed. The new garage and parking lot are now under construction. It was determined that the windows are beyond restoration and will have to be replaced. Due to the long order interval for the new windows, this development will add approximately four weeks to the project. (All of the stained glass windows are OK and will stay in place) APRIL 16, 2006 Walls are being framed in the basement and on the top floor. APRIL 10, 2006 Construction began today. First order of work is the concrete work in the basement for footings for the back stairwell as well as installation of flooring in those areas that have been dirt since the building was constructed. MARCH 10, 2006 Building permits have been issued. The general contractor is now scheduling the work for the remainder of the project. Work will begin shortly to install the back stairwell, install the new bathrooms and kitchen, construct the office spaces, upgrade the electrical and plumbing, and install the disabled access features. DECEMBER 5, 2005 No building permits as of this date. No estimated start date is known. SEPTEMBER 22, 2005 Summit Building Department estimates that the building permits will be issued next week. We anticipate the construction will begin shortly after that. AUGUST 8, 2005 Construction will begin as soon as construction permits are received from the City Building Department. The construction phase is estimated to take between 12 and 18 weeks. This makes the estimated time to completion in the December 2005, January 2006 time frame. June 28, 2005 Demolition is complete, except for the arch in the auditorium. The roof repair is nearing completion. Demolition of the garage is scheduled for mid-July. May 14, 2005 Demolition began on Thursday May 12th. The demolition is progressing rapidly and the basement and second floors have already been cleared. The building will be unavailable to all tenants until the certificate of occupancy has been issued. The current estimate of the contractor is for November of this year. All of Stony Hill's property has been moved out of the building and into the parsonage. Mar. 22, 2005 The architect, contractor, and the Foundation have now all reached agreement on a new scope of work, construction budget, and the bid price. This is the last obstacle before demolition can begin. Jan. 2, 2005 The process of refining the bid and scope of work continues. This activity in known as "value engineering" and is designed to bring the scope of work within the construction budget available. Until value engineering has been completed, the final contracts for construction will not be signed. Start of demolition is still anticipated in mid-January. Until the contracts are signed and a scheduling meeting is held, a firm timetable will not be known. Dec. 06, 2004 Bids are in, and final negotiations with contractors are underway. It appears now that the demolition will begin in the mid-January timeframe. All of Stony Hill's sets, props, and costumes need to be moved out of the building during demolition, and construction. Work parties are being arranged to accomplish this move. Oct. 20, 2004 Because of a significant correction on the electrical plans, the contractors have been given an extra week, until Nov 2nd., to return their bids. The contractors are now doing walk-throughs of the building and preparing their bids. Oct. 3, 2004 The final drawings have been sent to 5 contractors for bid. They have a due date of Oct. 25th for their responses. Sept. 1, 2004 Following the selection of the building contractor, there will be contract negotiations and scheduling before anything is known about timetables for activities. Sept. 20, 2004 The site plans have had to be redrawn to address some issues regarding the exterior lighting plans and the location of the new garage. Due to the changes the contract bidding has been postponed. Aug. 16th, 2004 The architectural drawings for the building renovation have now been completed, by the Rosen Group. Over the next few weeks the plans will be distributed to contractors, who will be reviewing the plans and submitting competitive bids. After the contractor is selected, we will establish a schedule for demolition and construction. That schedule will be posted here. We are going to attempt to schedule the work around the productions that are currently scheduled at Oakes. ****************
